Phone answering for bed & breakfasts and guest houses
There’s no front desk at a B&B. The owner is the front desk, and the phone still rings while they’re cooking breakfast or making up a room.

Why B&B phone coverage is a different problem than a hotel’s
A hotel has a desk to route a call to, even if it’s only staffed part of the day. A B&B or guest house often doesn’t: it’s the owner, doing several jobs at once, and the phone doesn’t wait for a convenient moment. With a small room count, every missed call is proportionally a much bigger share of the business than the same missed call is for a 100-room hotel.
The options, realistically
- Voicemail. Rarely converts on its own. Most callers comparing a few properties want an answer, not a callback later.
- OTA messaging only. Fine for guests already in the app, but it misses phone-preferring and international guests entirely.
- A human answering service. Works, but many are priced and scaled around call-center volumes built for much bigger properties.
- Forwarding to a partner or family member. Unreliable, and it still interrupts someone’s day, just a different someone.
- AI phone answering. Always on, and it doesn’t require adding staff to a business that may not have any.
What matters most at B&B scale
Cost that scales with real call volume, since a small property might see a handful of calls a week rather than hundreds a day; multilingual coverage without hiring for it, especially for properties drawing international travellers; and nothing to install or manage on top of everything else the owner is already doing.
A realistic first step
Before choosing anything, track a week of missed or unanswered calls. That single number tells you more than any vendor comparison, and the missed-call calculator turns it into a rough annual cost.
Phone answering for B&Bs: common questions
Do small B&Bs really need phone coverage beyond voicemail?
Most callers want an answer, not a callback, especially when they’re comparing you against other places at the same time. Voicemail rarely closes that booking on its own.
Are human answering services affordable for a 4 to 8 room B&B?
They can be, but many are priced around call-center volume assumptions built for larger properties. Worth checking the pricing model before assuming it fits a small operation.
What about guest houses that only take bookings through Booking.com?
OTA messaging covers the browsing stage well. A phone number still matters for the same reasons it does for hostels: urgent questions and guests who reach you outside that one platform.
How does SimplySpeak work for a property this size?
Pricing and setup that doesn’t assume call-center volume, answering in the guest’s language whether that’s five calls a week or fifty.
